Booking Terms and Conditions

Rental agreement | Booking Terms (All Villas) Updated October 2020


Provisional bookings can be made by phone, e-mail, or WhatsApp. To secure a booking a deposit of £300 – £500 per week is payable on confirmation of booking. The remaining balance must be paid 8 weeks prior to arrival, A re-arranged booking will require final payment 12 weeks prior to arrival date. Guests must take out suitable insurance cover. Payment of the booking deposit is considered acceptance of these Terms and Conditions.


In the case of a booking made less than 8 weeks prior to arrival, the full amount is payable. If you have paid a deposit on booking, then the balance will be due 8 weeks before arrival date unless the booking has been re-arranged, in this case the balance will be due 12 weeks prior to arrival date. Should for any reason the balance not be received by the due date, we reserve the right to cancel the booking.

Cancellation (By the client)

It may be possible to transfer a cancelled holiday payment to another booking date in the same villa (subject to availability). In these circumstances, the deposit will be held by us until another booking has been confirmed. Holidaymakers who cancel at least 60 days before check-in will get back 100% refund of the amount paid to Bestvillas. 

Pandemic Virus Holiday Cancellation (By the client)

On all new bookings made from 5th May 2020 the following applies, if your fights are cancelled or the Foreign Commonwealth Office has changed the Island status to ” advise against all but essential travel to Lanzarote due to a virus outbreak, then 100% of the monies paid for your villa to Bestvillas less a small administration fee (£60.00) will be refunded or offered to transfer to a new booking date in the same villa.

Cancellation (By us)

We are unable to accept responsibility for any aspect of your holiday arrangements affected by matters over which we have no control e.g. Natural Disasters, threats of war, riots, industrial disputes, civil commotion, terrorist activities, government action, extreme weather or similar events beyond our control, e.g. technical problems with aircraft. Our liability is limited to the availability of the accommodation for the dates booked. In the event of the accommodation not being available (due to fire, floods, etc.) every effort will be made to find a suitable alternative, if this is not possible, then the full amount paid in respect of accommodation will be refunded to you. Please note that your contracts with the airline and car hire firm are outside our control and we cannot be held responsible on their behalf.

Travel Cover Insurance

It is a condition of your booking that you and all other members of your party, including infants and children, are adequately insured. It is essential for everyone (including infants) to take out adequate travel and medical insurance for the duration of their trip. We cannot accept liability for death, personal injury, sickness, accident, loss of luggage, delay or any other misadventure concerned with your holiday.


The accommodation provided is only for the use of the clients listed in correspondence or e-mails – subletting, sharing, adding extra guests etc. is prohibited without the approval of the owners.


To the best of our knowledge the information is up to date and accurate and if any changes are necessary we will do our best to advise you as soon as possible. However should you have a grievance which cannot be solved during your holiday, please send this in writing within 28 days of the end of your holiday.

Single sex groups or young groups

If the booking consists of a group of single sex and/or young people, we reserve the right to charge a security deposit of £100.00 per person which will be refundable at the end of the holiday, provided the property is left in a satisfactory condition. If the property is damaged in any way, the security deposit will be held until such time as the damage is repaired. We will then refund any balance remaining of the deposit. In the event the security deposit has been insufficient to cover the cost of damage, we reserve the right to invoice you for the additional amount.


If any damage or breakage occurs within the accommodation you are using, it would be helpful if you could make any replacements or repairs before leaving Lanzarote – should this not be possible, it must be reported on your return and you will be charged accordingly.

Hot Tub 

No children under the age of 12 are permitted in the hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our pool staff drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later in your arrival evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave the cover on so hot tub will stay warm.


It is the clients’ responsibility to take all the necessary documents with them, e.g. passports, insurance details, British and International driving licenses, flight tickets, keys, etc. and that they are valid for the duration of the holiday.

Maximum Occupancy

During rental term – The maximum number of guests is limited to the number on the confirmation email.
Any additional guest above 4 will be charged at the standard per person rate.

Falsified Bookings 

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.


We accept direct payment by bank transfer, credit or debit cards and cheques. Payments For Homeaway booking can only be made by Credit/Debit cards

Check in and check out times for villas

Guests must adhere to the advertised check in time of 14.00 hrs and check out at 10.00 hrs unless previously agreed in writing.

Water and Septic

The septic system is very effective; however, it will block up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products, baby nappies or wet wipes should be flushed at any time. If it is found that these have been flushed and clog the septic system, you could be charged damages of up to two hundred pounds (€200)


All our properties are NON SMOKING.

Parental/Guardian supervision is required at all times.

Swimming Pool Safety

  • Keep young children under constant supervision
  • Follow the pool rules (don’t dive into the shallow end)
  • Never enter the water after drinking alcohol

It is mandatory for all babies/toddlers to wear swim nappies when using the pools. In the event of a faecal accident in or around the pool, report it immediately so the appropriate action can be taken.

Balcony safety

Keep furniture away from the railings so it can’t be made into an impromptu climbing frame. Never leave children unsupervised. If you’ve got direct access to the swimming pool from your room, doors should be closed and secure. As tempting as it may be to catch a glimpse of the sea or the surrounding views, never lean over, sit or climb on the balcony wall/railings. Never jump into the pool from your balcony – this could result in some serious long term injury.

Security deposit

If applicable….This must be received with the final payment for your holiday.

The Security deposit is NOT applied toward rental price; however, it is fully refundable within (14) days of departure, provided the following provisions are met:

  • No damage is done to property or its contents, beyond normal wear and tear.
  • No charges are incurred due to illegal activity.
  • All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are

placed in the dishwasher and cleaned.

  • All keys are left on the property
  • All charges accrued during the stay are paid prior to departure.
  • No linens is lost or damaged.
  • The renter is not evicted by the owner (or representative of the owner) or local

law enforcement.

 Written Exceptions

Any exceptions to the policies mentioned above must be approved in writing in advance. The Terms and Conditions do not affect your statutory rights and we reserve the right to change the booking terms and conditions at any time.
