Best Villas Rental Agreement | Booking Terms 2nd November 2022

All the villas listed for holiday rental on this website are a very high standard. Large villas that are well equipped with all expected high end facilities, amenities and boutique furnishings.
 
 The properties are all professionally deep cleaned. Sanitised by a Government certified company immediately after guests vacate the properties. Villas are then all safety checked and inspected. 

Provisional bookings can be made by phone, e-mail, or WhatsApp. To secure a booking a deposit of minimum of £400 or 25% of the total booking  per week which  is payable on confirmation of booking. The remaining balance must be paid 84 or 70 days prior to arrival, Guests must take out suitable holiday insurance to include all forms of cancelation.

Payment of the booking deposit is considered acceptance of these Terms and Conditions.

In the case of a booking made less than 84 or 70 days prior to arrival, the full amount is payable. If you have paid a deposit on booking, then the balance will be due 84 or 70 days before arrival date.  Should for any reason the balance not be received by the due date, we reserve the right to cancel the booking.


The booking deposit is non-refundable.

It may be possible to transfer a cancelled holiday deposit to another booking date in the same villa (subject to availability). This holiday must be taken within 18 months of the cancellation date.

Also, in exceptional circumstances and with agreement by us, it may be possible to transfer a cancelled holiday deposit to another villa.

Cancellation charges will be made as follows:

Between 8 and 10 weeks before arrival – 50% of final payment

Less than 8 weeks before arrival – 100% of holiday payment.

If you are unable to travel because of your documentation not being in order, you will not be able to claim any refund.

We are unable to accept responsibility for any aspect of your holiday arrangements affected by matters over which we have no control e.g., Natural Disasters, threats of war, riots, industrial disputes, civil commotion, terrorist activities, government action, extreme weather, or similar events beyond our control, e.g., technical problems with aircraft. Our liability is limited to the availability of the accommodation for the dates booked. In the event of the accommodation not being available (due to fire, floods, etc.) every effort will be made to find a suitable alternative, if this is not possible, then the full amount paid in respect of accommodation will be refunded to you. Please note that we cannot compensate or assist if your flight is cancelled, please ensure that your insurance covers for this type of travel disruption however, if your flight is cancelled more than 70 days prior to arrival you can move your booking to alternative dates.

From the time of your booking please ensure that you purchase comprehensive travel holiday insurance, for all members of your party, including infants and children. It is essential for everyone to take out adequate travel and medical insurance for the duration of their holiday and cancelation due to illness (including Covid) . We cannot accept liability for death, personal injury, sickness, accident, loss of luggage, delay or any other misadventure concerned with your holiday.

The accommodation provided is only for the use of the clients listed in correspondence, e-mails and guest information sheet – subletting, sharing, adding extra guests etc. is prohibited without the approval of the Bestvillas.

To the best of our knowledge the information is up to date and accurate and if any changes are necessary, we will do our best to advise you as soon as possible. However, should you have a grievance which cannot be solved during your holiday, please send this in writing or email within 28 days from the day of your departure.

If the booking consists of a group of single sex and/or young people, we reserve the right to charge a security deposit which will be refundable at the end of the holiday, provided the property is left in a satisfactory condition. If the property is damaged in any way, the security deposit will be held until such time as the damage is repaired. We will then refund any balance remaining of the deposit. In the event the security deposit has been insufficient to cover the cost of damage, we reserve the right to invoice you for the additional charges.

If any damage or breakage occurs within the accommodation you are using, it would be helpful if you could make any replacements or repairs before leaving Lanzarote – should this not be possible, it must be reported on your return, and you will be charged accordingly.

No children under the age of 12 are permitted in the hot tubs at any time. When using the hot tub, please remember there is a certain health risk associated with this facility. Use is at your own risk. Our pool staff drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore,

it may not be warm until later in the evening on your day of arrival. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes only and are not designed to support a person or persons. They will break and you will be charged for replacement. Remember when not using the hot tub, leave the cover on so hot tub will stay warm.

It is the clients’ responsibility to take all the necessary documents with them, e.g. passports, insurance details, British and International driving licenses, flight tickets, keys, etc. and that they are valid for the duration of the holiday.

During rental term – The maximum number of guests is limited to the number on the confirmation email.
Any additional guest above 4 will be charged at the standard per person rate.

Any booking obtained under false pretences will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

We accept direct payment by bank transfer, credit or debit cards and cheques. 

Guests must adhere to the advertised check in time of 14.00 hrs and check out at 10.00 hrs unless previously agreed in writing. With the new strict cleaning requirements that are now necessary, sanitising our villas takes more time

The septic system is very effective; however, it will block up if improper material is flushed down the toilet. DO NOT FLUSH anything other than toilet paper. No feminine products, baby nappies or wet wipes should be flushed at any time. If it is found that these have been flushed and clog the septic system, you could be charged damages of up to two hundred pounds (€200)

All our properties are NON SMOKING.

These large Villas are considered safe but Parental/Guardian supervision is required at all times as there are lots of spaces for little people to wonder of to.

  • Keep young children under constant supervision
  • Follow the pool rules (don’t dive into the shallow end)
  • Never enter the water after drinking alcohol
  • If you had or have had an illness or diarrhoer in the past 2 weeks, please do not use the pool.

It is mandatory for all babies/toddlers to wear swim nappies when using the pools. In the event of a faecal accident in or around the pool, report it immediately so the appropriate action can be taken.

Keep furniture away from the railings so it can’t be made into an impromptu climbing frame. Never leave children unsupervised. If you’ve got direct access to the swimming pool from your room, doors should be closed and secure. As tempting as it may be to catch a glimpse of the sea or the surrounding views, never lean over, sit or climb on the balcony wall/railings. Never jump into the pool from your balcony – this could result in some serious long term injury.

If applicable….This must be received with the final payment for your holiday.

The Security deposit is NOT applied toward rental price; however, it is fully refundable within (14) days of departure, provided the following provisions are met:

  • No damage is done to property or its contents, beyond normal wear and tear.
  • No charges are incurred due to illegal activity.
  • All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are

placed in the dishwasher and cleaned.

  • All keys are left on the property
  • All charges accrued during the stay are paid prior to departure.
  • No linens is lost or damaged.
  • The renter is not evicted by the owner (or representative of the owner) or local

law enforcement.

Any exceptions to the policies mentioned above must be approved in writing in advance.

The Terms and Conditions do not affect your statutory rights and we reserve the right to change the booking terms and conditions at any time.

These terms and conditions shall be governed by and interpreted in accordance with English Law and shall be subject to the exclusive jurisdiction of the Courts of England and Wales, to which both Parties submit.
